There are a lot of decisions a Homeowner faces when staging their home and getting it ready to list for sale. In addition to determining a competitive price point for the home, it is important to know what will add value to the home and what will help the home sell faster. Is it smart to list and advertise the house “as-is”, or will it be more beneficial to invest some time and money into your home? Upgrades can add value
There are some items that may increase the value of your home, but may also be a significant cost to you. It is important to determine if the added value is worth the cost of the upgrade. Replacing outdating appliances with newer stainless steel ones may increase the value of the home, or in some cases it may just bring your house up to the “norm” of the neighborhood. Would it be beneficial to invest thousands of dollars in appliances if it is not going to net you any additional money at closing?
Necessary vs optional
Some upgrades may be necessary in order to effectively market the home such as new flooring. Trying to sell a home with stained and worn out carpet may be impossible. Replacing with tile or wood floors may be necessary in order to attract a buyer and get the home under contract quickly.
There are also other things to consider when preparing your home for sale besides just upgrades such as flooring, appliances, countertops, etc. Many things can be done that are very inexpensive and sometimes at no cost that can be very valuable to getting your home sold fast and at top dollar! Maintaining a well groomed yard and landscape is just an example of something that can go a long way in attracting potential buyers to your home. Updating old fixtures such as door knobs, water faucets, and lighting is very inexpensive and will make your house stand out.
